If you intend to purchase a property in Spain Now or later Read On A NIE number ( Foreign Identification Number/ numero de identificacion de extranjero ) is a necessity in all fiscal or legal matters in Spain including the purchase of property. These identification numbers are used to track individual's financial and official activities in Spain. It is roughly equivalent to the DNI number each Spanish subject is given for national identification purposes. The NIE always starts with "X" and is followed by seven numbers and a letter. Your number is personal to you: It is not transferable and neither does it expire. Obtaining a NIE number is quite easy and should be a priority upon arrival. If you are not able to read or speak Spanish to do the paperwork, you can use a local Abogado/Solicitor. Ideally if you are using a solicitor make sure you have a firm appointment for when you are coming over this is most important. You must apply for your NIE in person at the Oficina de Extranjeros (Foreigners´ Department) at the nearest Policía Nacional (National Police Headquarters). Take with you someone who speaks Spanish if you are unsure, but it really is quite a straightforward process. The application process is quite easy. Go to your local National Police
Station, to the Departmento de Extranjeros (Foreigners Department) and
ask for the NIE application form. 1• You will need to complete and sign the application form and have three photocopy taken You are not contacted when the NIE is ready, so it is up to you to
periodically check if it is ready (just another one of the reasons for using a local Abogado/Solicitor). Start asking a week after you have
dropped off the application. The process takes two to three weeks, then you will
be issued a NIE number, which you collect from the police station. The NIE
document is received in an officially stamped, A4 size document, bearing your
name, date of birth and your NIE number. Keep track of this NIE registration, as
different bureaucratic processes require the original document. Always turn in
photocopies - Keep the original in a safe place. NIE Numbers are needed when:Applying for a business permit We can if you wish, help you with the following 3. 1: It is Possible to start the opening of a Spanish Bank Account prior to your Arrival by using in this instance your passport number. 3: REMEMBER YOU WILL NEED FOREIGN CURRENCY FOR YOUR PROPERTY Purchasing a property abroad can be a very stressful but an exciting time. Once you have found your dream property you will need foreign currency to complete the purchase. This can range from two payments for a re-sale or up to four payments if you are having a new property built. With this in mind it is usually a good idea to get in touch with one of the Currency Agents. They tend to offer a far better exchange rate than the Local High Street Bank. You will, however, need to register with them. This is a legal stipulation to stop the very serious problem of "money laundering". Two of these Companies can be contacted at either of the following:
NIF and CIF NumbersThese are Fiscal and Commercial numbers respectively. By taking your NIE document to Hacienda they will supply you with a credit sized card bearing your NIF number. This, of course, will simply be the same as your NIE number, but in a convenient size. CIF numbers are issued to identify businesses and commercial entities such as SL and SA (Limited Liability and Public) Companies.
